Blue Line Realty's 44 Points of Service for you.

 

1. I send you an email with information to help you get organized which will help me assist you thoroughly and efficiently. You
    answer the
questions in the email and provide me with information on your property and your situation in the comfort of your
    home or office and
conveniently reply via email with your answers.

 

2. I review your answers and information and research your property and situation.

 

3. I set up an in-home meeting with you conveying my opinions, research findings, giving guidance & direction.


 

4.  I create an Estimated Expenses and Proceeds List and go over your selling expenses and estimated "walk away"
     amounts with you during our in-home visit. 


 

5. I send all necessary documents ahead of time via email so that you have them available for your review and to to fill out
    when it's convenient for you before our in home meeting.

 

6  I will assist with staging as needed. I recommend a professional stager, Shar Sitter, at Rooms with Style. Go to
    www.roomswithstyle.com or contact Shar at 952-567-1124.

 

7. I will educate you on the current and changing market - Active Pending and Solds comparables.

 

8. I set up auto searches so you are aware any changes in the market immediately when the occur. These search results are
    sent directly to your email in box and the results help you make informed decisions.

 

9. I pre-market your home, if desired. This includes highlighting your property in my e-newsletter as well as having your own web
    page on Blue Line Realty's web site. Pre-marketing is getting the word out on your property but no showings occur until you
    are ready.

 

10. I photograph your property and am known for my photography skills. Or, if you prefer, I'll arrange for a virtual tour
      photographer. I recommend Jeff or Jessica at http://www.loopphotography.com/ & 612-710-1192.  I recommend their deluxe
      tour which comes with 10 video tours and at least 12 still shots. The tours are optimized for viewing on all major mobile
      phone carriers as well as the internet.  The cost is $144.00 which included 119.00 for the tour and photos and $25.00 for a
      link to http://www.realtor.com/. This amount is payable to the photographer at the time the photos and tour are taken. The
      cost is set by the photographer and may vary.

 

11. To help present your property in the best possible way, I recommend you have http://www.pillartopost.com/ perform a pre
       market home inspection. This inspection will help identify any problems that exist, will help you determine if corrections are
       necessary, will help you price your property appropriately, and will give your buyers information to make a confident decision.
       Having a pre inspected home will set you apart from other homes. I strongly recommend providing this to your buyer.
       Contact pillar to post directly through their website. Prices will vary.

 

12. If applicable, I will help you arrange to have your Private Sewer and Well inspected and certified BEFORE your home goes
      on the market.

 

13. I place your home on the MLS (Multiple Listing Service). I fill in all searchable fields appropriate for your property.

 

14. I include 10 photos on the MLS listing, supplements as needed, and disclosures. I will include the Virtual Tour Link as well as
      the professional photographers photos, if any.

 

15. I place your home on Blue Line Realty's featured listings page. Click here for example

 

16. I set up auto notifications to the sellers email to keep you informed when your home receives a viewing on our
       featured listings  page.

 

17. I place your property on Blue Line Realty.com with its own content rich web page, in addition to the featured listings page and
      the MLS listing.

 

18. I place an unseen hit counter on  your property's web page on Blue Line Realty.com to keep track of hit totals on that page.

 

19. I email former, current, & future clients as well as friends, family, and realtors with a Just Listed announcement on your
      property.

 

20. I email you the 3 links (MLS link, Featured Listing page link, and Web Page link) for your review and forwarding. You may
      distribute these links to your contacts and post them anywhere on the internet that you are allowed to.

 

21. Showing requests are conducted on line, automatically through an application called Book A Showing.  Requests are sent to
      the seller responsible for confirmations via email or text message.  It is  that sellers responsibility to phone me, text me or
      email me with confirmation or denial of a showing request.

 

22. Sellers have 24/7 access via the internet to check showing schedule and history.

 

23. Sellers receive email reminders of upcoming showings.

 

24. In addition to the first request for feedback to the showing agent when the showing is confirmed, I follow up each
      showing with two more feedback requests  Sellers receive feedback at the same time I receive it via email.  
      NOTE: Unfortunately some realtors do not respond to these requests so feedback is not guaranteed.

 

25. As a reciprocal broker, I provide all brokerages with full information on your property for display on their websites. Blue Line
      Realty has no control over what information they choose to display about your property on their website. 

 

26. I provide a content rich in-home marketing book for those potential buyers and realtors showing and viewing your home. The
      in-home marketing book is tailored for your home and typically contains information such as disclosures, flyers, local
      information, & school information.

 

27. I provide in-home flyers tailored to your home.

 

28. I provide copies of the MLS Listing for in-home marketing.

 

29. I provide copies of the Disclosures for in-home marketing. (I also provide the disclosures as supplemental documents on the
      MLS listing).

 

30. I give you direction and assistance in getting your association documents such as Bylaws, Covenants, Rules & Regulations,
      and Articles of Incorporation together to display for showings, as needed.

 

31. If required by your city, I'll help you arrange to have your Truth in the Sale of Housing Inspection (TISH) completed and
      certified. The following cities require TISH inspections: Bloomington, Brooklyn Park, Crystal, Hopkins, Maplewood,
      Minneapolis, New Hope, Osseo, Richfield, Robbinsdale, Saint Louis Park, Saint Paul & South Saint Paul. I recommend
      Structure Tech for these TISH inspections. Contact Neil or Ruben Saltzman at 952-915-6466. This list is deemed reliable but
      not guaranteed. Check with your city hall to see if a TISH inspection is required.

 

32. If desired, I will place a For Sale sign in your yard. I use step-in yard signs. Signs that hang from a cross arm are an
      additional $60.00.  Custom signage can be arranged at cost of production and placement. If you want to have a brochure box
      placed at the sign then that will be $10 extra and you will need to keep it stocked. I prefer not having brochure boxes because I
      would like potential buyers to phone me directly as opposed to getting the information on your home from a flyer. If they take a
      brochure and never call me then I won't get the opportunity to talk up your home. A For Sale sign is optional; you do not have
      to have one.

 

33. I place an electronic lock box on your property to control and log realtor access. This is the highest form of lock box security
      available for sellers.

 

34. I order a Home Warranty on your property, if you choose this option. NOTE: This option is $425 for basic single family home
      coverage and covers your property during the listing period and covers the buyer for one year after they purchase your
home.
      It is paid for at the closing out of the proceeds on your property.


 

35. I place your home in a Photo Album on Blue Line Realty's Facebook page. Go to Facebook and type in Blue Line
      Realty for the Facebook page.

40. I help you negotiate through all offers, counter offers, and finalize the deal.

 

41. I receive the earnest/escrow money and place it in my Brokers Trust account until the closing date.

 

42. I make sure the buyer's contingencies (such as inspection or appraisal) are on track.

 

43. I help you navigate through the buyer's inspection results and any continued negotiations.



 

44. I make sure the purchase agreement deadlines are met by you and your buyers.

 

                       Here's what you do...

• You keep the property looking its best (mowed, shoveled, cleaned, landscaped, serviced and maintained).

 

• You keep the property available for showings as much as possible.

 

• You be prepared to entertain offers.

 

• You tell me if anything changes about your situation.

 

• You understand that there are about 50 people involved in the sale of a property. There are 2 closings that
   occur - you sell it and they buy it. I keep everyone on task and heading toward a successful closing day.
   While I cannot guarantee that it will be smooth sailing I want you to know that we will get through the rough
   spots together, with excellent communication and problem resolution skills.
