What is Blue Line Realty?
Blue Line Realty is a full service real estate brokerage specializing in services for property buyers and sellers. We use the power of the internet as our primary means of finding properties, finding buyers looking to buy, and marketing our properties. Broker and Owner Charley Roemhild has been a licensed realtor since 1999. Does Blue Line Realty have an "Easy Out" clause?
Yes, we do. All of our contracts include, "This contract may be canceled by either party at any time for any reason."

How does Blue Line Realty Get Paid?
If you are a buyer, our commissions are guaranteed by contract and the seller pays them.
If you are a seller: You pay the one-time $1995 listing fee when you list your home. That's all the commission that is owed to Blue Line Realty for listing, marketing and representation services start to end. Then, at the closing, you pay Blue Line Realty the buyer's broker commission which we in turn pass directly to the buyers broker. This amount is typically
2.7% of the sale price of the property.

Do I need representation in my real estate transaction?
While there is no law that says you have to have representation there are certainly many lawsuits to suggest that representation could have helped. Whether it’s with us or another brokerage, please make sure you have representation so you know that your interests are being served. The other party to the transaction will most likely have representation. Click HERE to read about the importance of Representation. Can I start looking for a home even though I haven't sold mine yet?
Yes, of course you can.  However, I will caution you that if you go to look at a home without your agent present then you may not be able to bring that agent in after the fact if you decided to purchase that house.  It's best to have a representation contract in place prior to starting to look for homes.

Can I get the paperwork started to help get the ball rolling even before we meet?
Yes, you can! We realize you are busy. To be the most efficient and well prepared, we would love it if you would print out and fill out the necessary paperwork ahead of time. We have provided explanations and instructions for all the documents you need. Of course, you do not have to do this, we can fill out the paperwork in person when we meet, too. By filling out your paperwork ahead of time, you'll be even more ready on the day of our listing appointment.

How do I use Blue Line Realty to find a home?

What does Blue Line Realty have to offer buyers?
Blue Line Realty for buyers offers Full Service Representation that starts with our in person meeting to get to know each other. After deciding to enter into a Broker/Client relationship then we start the process of finding you just the right property. Using Blue Line Realty, you will receive auto search results via email, you will find homes that meet your criteria and then we go out and view those homes. Once you decide on the best property for you, we'll make an offer to purchase. Then we represent you all the way the process to closing.

How do I become the "best" buyer I can be?
You should work toward being ready, willing, and able to buy. That is how you will get the best deal with the best price and terms. This includes setting dates, time lines, goals for your purchase, becoming pre approved with a loan officer, obtaining representation with a realtor, and may involve improving your credit score and buying power. We can help you with all of those things, from start to finish.

As a buyer, will I have any upfront costs?
Blue Line Realty does not charge buyers anything for our services. In this market, the sellers who list their homes on the MLS have stated that they are paying the buyer's broker a commission. Commission on Non-MLS homes (FSBO's) are negotiated with the seller directly. If you are obtaining a mortgage, there may be fees such as an appraisal fee charges by your lender, an inspection fee charged by your inspector, or an insurance binder fee charged by your insurance company. These fees could be required to be paid up front but Blue Line Realty does not charge our buyers for our services.

Does Blue Line Realty offer financing for buyers?
Blue Line Realty has Primary and Secondary lending sources to meet your real estate mortgage needs whether you have A-1 credit or challenged credit. Be sure and click on Blue Line Realty Mortgage Services for more information.

What is 'Your Custom Home Search'?
Your Custom Home Search allows you to tailor your search for properties. You can also sign up to receive e-mail updates when new listings become available. Registration (Your Custom Home Search) is required to participate in our new program.

How quickly does the buying process take?
Since all buyers and sellers time lines, needs, goals, and availability vary there is no one answer for this question. I've had buyers purchase a home on day one of looking! However, once a purchase agreement is accepted by the seller, it is about 30-60 days until closing occurs.

Are there any homes you won't show me? 
Because of their problematic nature and high level of anxiety for buyers I will not show homes that are short sales, in foreclosure, or homes that are subject to third party approval.

 What is the biggest mistake that Sellers make? The biggest mistake that sellers make is pricing their home too high.  Blue Line Realty, like all agencies, wants you to get the most money for your home possible.  You should price your home at a price that will get buyers excited to come see it and to purchase your home.  Be careful not to price it too high above the market.  Think of it like this:  Price your $20 bill at $20 (market value), not $21.00.   I don't have a crystal ball and I don't know exactly what your home will sell for but I do have a good idea and my overall track record is that I'm accurate about 98% of the time when I give you a price range.  Remember:  This is your asset and you can price it at what you want and make any adjustments you want at any time. 
Is the $1995 refundable?
Sellers pay the $1995 at the signing of their listing to gain the benefit of zero additional listing commissions at the closing. Then I go to work investing time and money into the preparation and marketing of their property. Because of this the $1995 is non refundable. it is advisable that you should sincerely want to sell your property before listing it with Blue Line Realty.

Will my property be on the real estate listings and reciprocity sites around the state and on Realtor.com?
Yes, Blue Line Realty is a reciprocity broker and displays listings for all of Minnesota and Western Wisconsin and our listings are displayed on all other reciprocity broker’s websites. We even have a special Featured Listings section to highlight our listings and each listing of ours gets its own web page, too. Our listings are seen on www.Realtor.com as well - the largest real estate website there is!

Does Blue Line Realty reach a global audience?

So as a Seller, why would I want to pay you up front?
1) Because you are going to sell your house and you want to pay a lot less in commission.
2) Because getting the listing fee out of the way allows you to price your home more competitively and more attractively.
3) If the times comes when you decide to reduce your price then knowing you do not owe a listing agent commission makes it 
    easier to do.
4) If you receive a low-ball offer, then knowing you do not have to factor in a listing agent commission helps you to more quickly 
    resolve the issue of the price.
5) Because it's not about how much the property sells for, it's about how much you keep and only paying $1995 to sell
     you property allows you to keep a lot more when it's all said and done
.

If my listing expires can I renew it?
Yes you can. At the end of each listing period you can either re-list it with Blue Line Realty, list it with another brokerage, keep it off the market or try to sell it yourself "FSBO". If you re-list with Blue Line Realty the $1995 listing fee will apply if you decide to list it for another 5 months.  You may also relist your property month to month after the initial listing period at a cost of $500/month (the 2.7% buyers agent fee shall continue to be in effect).

Why doesn't Blue Line Realty charge 4% 5% 6% or 7% commission like the other brokerages do?
Times are changing and equity is being stripped from sellers in this difficult market. Blue Line Realty decided to end high commissions and allow sellers to keep more of their equity. We have moved into the realm of being a primarily internet based real estate company. The internet is where your buyers will come from, research shows, and yet you will still get market price for your property.
I'd like to compare the $1995 commission to the commissions that other companies charge.
Remember, you pay a flat rate of just $1995 to Blue Line Realty when you list your property and then you pay 2.7% of the sales price when it sells. See the Commission Savings Chart Here.

Am I really in control of my listing?
Yes, you are. Blue Line Realty will help you determine an accurate selling price, but you can determine if you are going to play the market or not. We feel it is your property and therefore your option to list it at whatever price you want. You will also determine if and when any price reductions or term alterations will occur. You are in control of your listing.  Remember, if you want to terminate your listing at any time, you can.  See "Easy Out Clause" above.

How long are your contracts for?
Our listing contracts run up to 5 months, renewable on a month to month basis after that or for another 5 months.  You choose the length of the contract up to 5 months at a time.

Once you have my $1995 then what is your motivation to sell my property?
All property's have a payout to the buyers agent. This payout amount is typically 2.7% of the selling price of the property. Blue Line Realty, like other brokerages, would like to bring in the buyer for your property so that we would receive the 2.7%. So the motivation to sell your property is the payout on your property. When agents compete, you win.
